This guaranteed firm price may be more or less than the pricing shown in this guideline. It depends upon the amount of research required and the degree of difficulting in identifying and assembling comparable sales data. At times I may have already completed current research for another property in your area and the additional research time for your property may be less than what price guidelines have allowed. In these cases I can quote a price below the guideline. On unique buildings or sites with multiple buildings like a shopping center, where there are no comparable sales in the immediate neighborhood, a great deal of new research may have to be done in comparable neighborhoods. This often involves unusually long research and travel times. Price quoted may thus be more than what the guideline indicates. When testifying as an expert witness in a deposition, arbitration hearing or a trial, my time is billed at $75 per hour portal to portal from my office with a four hour per day minimum. I charge $0.58 per mile for travel expenses. I follow the standard industry practice of collecting the full price of the appraisal at the time I perform the initial property inspection. |
